Conveyancing Fees

Purchase and Sale of your new home:

​

The following are the estimated fees to complete the purchase or sale of your home.  

​

Our fee assumes that:

a. This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title             which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction

b. This is the assignment of an existing lease and is not the grant of a new lease in leasehold   matters.

c. The transaction is concluded in a timely manner and no unforeseen complication arises.

d. All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.

e. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

f.  There are no complications or adverse entries from the searches and enquiries relating to the property.

g. The property has the necessary planning documents and/or building regulations compliance documentations

Disbursements and expenses:

​

Disbursements are costs related to your matter that are payable to third parties, such as managing Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

​

Disbursements you may be likely to pay on both freehold and leasehold purchases include:

​

  • Searches (varies from Authority to Authority but estimate)               £480 plus VAT (£96) Totaling £576.00

  • Anti-money laundering search (each)                                               £6.60 plus VAT (£1.32) Totaling £7.92

  • Lawyer Checker search                                                                    £25.08 plus VAT (£5) Totaling £30.00

  • Land Registry products searches, official copies, plan, priority and bankruptcy: £50 plus VAT (£10) Totaling £60.00

  • Contribution to Telegraph transfer fee                                                £27 plus VAT (£5.40) Totaling £32.40

HM Land Registry fee – this will depend on the purchase price. The fee can be calculated on the Land Registry website https://fee-calculator.landregistry.gov.uk/

Stamp Duty Land Tax – this will depend on the purchase price. The fee can be calculated on the HMRC’s website https://www.gov.uk/stamp-duty-land-tax/residential-property-rates

(We can give you an accurate figure of the fee for HM Land Registry and Stamp Duty Land Tax once we have sight of your specific documents)

We do not provide tax advise and you will need to get in touch with your financial advisor.

Additional disbursements you may be likely to pay on leasehold purchases include:

​

  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £60.00 plus VAT (£12) Totalling £72.00 - £120.00 plus VAT (£24) Totaling £144.00

  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £60.00 plus VAT (£12) Totaling £72.00 - £120.00 plus VAT (£24) Totaling £144.00

  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £120.00 plus VAT (£24) Totaling £144.00 - £350.00 plus VAT (£70) Totaling £420.00

  • Certificate of Compliance fee – To be confirmed upon receipt of the lease, as can range between £120.00 plus VAT (£24) Totaling £144.00 - £350.00 plus VAT (£70) Totaling £420.00

  • Share Transfer fee – This fee is provided by the Company Secretary for the property and can be difficult to estimate. Often it is between £120.00 plus VAT (£24) Totaling £144.00 - £350.00 plus VAT (£70) Totaling £420.00

Potential Additional Fees:

​

Additional fees will apply in the following situations:

  • Approval of a tenancy agreement

  • Deed of Covenant

  • Deed of gift

  • Drafting Statutory Declaration

  • Registration at Companies House

  • Certifying documents

  • Witnessing documents

  • Drafting Statutory Declaration

  • Obtaining indemnity insurance if needed

This list is not exhaustive, and if there are additional fees that you may incur, we will inform you in advance. In addition to our legal fees for some items above you may incur an associated disbursement, such as additional Land Registry Fees, or Landlord Fees (if appropriate). We will inform you accordingly.

How long will my purchase take.

​

How long it will take from your offer being accepted until you can move into your home will depend on a number of factors. The average process takes between 6-12 weeks.

​

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property ready to move into with a mortgage in principle already agreed, it could take 4-6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer. In such a situation additional charges would apply.

Stages of process and our fee include:

The precise stages involved in the purchase or sale of a residential property vary according to the circumstance. However, below we have suggested some key stages and what is included in our quote:

​

Purchase:

  • Take your instructions and give you initial advice

  • Check finances are in place to fund purchase and contact lender’s solicitors if needed

  • Receive and advise on contract documents

  • Carry out searches

  • Obtain further planning/building regulations documentation if required

  • Make any necessary enquiries of seller’s solicitor

  • Give you advice on all documents and information received

  • Go through conditions of mortgage offer with you if applicable

  • Send final contract to you for signature or attend upon you to go through the documents in readiness for exchange of contracts

  • Draft the Transfer Deed

  • Advise you on joint ownership

  • Obtain pre-completion searches

  • Agree completion date (date from which you own the property)

  • Give you advice on the effect of exchange

  • Exchange contracts and notify you that this has happened

  • Arrange for all monies needed to be received from lender and you

  • Complete purchase

  • Deal with payment of Stamp Duty Land Tax

  • Deal with application for registration at Land Registry

Sale:

  • Take your instructions and give you initial advice

  • Receive and advise on contract documents

  • Responding to any enquiries of buyer’s solicitor

  • Give you advice on all documents and information received

  • Send final contract to you for signature or attend upon you to go through the documents in readiness for exchange of contracts

  • Advise you on joint ownership if needed

  • Request a redemption statement if applicable

  • Transferring the redemption amount to the Lender on completion

  • Agree completion date

  • Give you advice on the effect of exchange

  • Exchange contracts and notify you that this has happened

  • Receiving completion monies

Leasehold properties:

  • Take your instructions and give you initial advice

  • Receive and advise on contract documents

  • Review the Lease and report to you on the terms of Lease

  • Advice on service charge and ground rent

  • Request for replies to Standard Leasehold Enquiries

  • Make enquiries in respect of the arrangements for management/maintenance of the building

  • Advise you on joint ownership if needed

  • Request a redemption statement if needed

  • Request the ground rent statement

  • Give you advice on the effect of exchange

  • Agree completion date

  • Exchange contracts and notify you that this has happened

  • Serving a Notice of Transfer

  • Deal with payment of Stamp Duty Land Tax

  • Deal with application for registration at Land Registry

The above fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of the specific documents.
